Orillia, a city on the cusp of remarkable growth, is set to nearly double its population by 2051. The signs of expansion are all around us, with significant developments in the pipeline. In this article, we'll delve into 12 new residential developments that are either in the planning stages or may have already broken ground in Orillia.

Before we jump into these exciting developments, it's important to note that some are still in the approval process and may be subject to changes based on the city's requirements and town hall meetings. 1. 625-643 Atherley Road:

Located next to Kawartha Dairy and the gas station on Atherley Road, Coland Developments plans to construct an 8-story luxury apartment building with 44 high-end units. The condominium, known as Club 888, will provide stunning southern views of Lake Simcoe.


2. 175 Oxford Street:

This lot, currently home to the Stellar Montessori School, will be transformed into a stacked townhouse community featuring 48 rental units, including 14 affordable housing units.


3. 117-155 Barrie Road:

Magma Developments is proposing an 8-story apartment building with 248 units, adding to the growing apartment community on Barrie Road.


4. 144 Elgin Street:

Orillia Fresh by The Sterling Group is a project featuring a mix of 60 back-to-back and rear-loaded townhouses with 2 or 3 bedrooms. It offers spectacular views of Lake Couchiching and is already under construction.


5. 70 Front St North:

Located near the Metro grocery store, Sunshine Harbour by Fram + Stokker is set to be an 8-story apartment building with 97 residential units, live/work units, and ground-floor retail stores. It will also feature townhomes and a new civic square connecting downtown to the waterfront.


6. 600 Sundial Drive:

The Sundial Lakeview Retirement Residence is expanding with a 12-story senior living apartment building in phase 2 and a 14-story apartment building in phase 3, totaling 278 new units.


7. 4501 Uhtoff Line:

Liv Communities plans a new subdivision featuring 356 residential dwellings, including detached homes and townhomes.


8. Line 15:

Charter Trailside Construction has a 7-phase project in the works, spanning over 100 acres, with over 1,300 new residential units, 2 schools, commercial space, and an integrated trail system.


9. 388-400 West Street North:

Landen Homes is introducing Queens Landing, featuring 36 back-to-back townhouses, opposite Orchard Park Public School.


10. 12 Fittons Road East:

Goldbricks Group is developing Orillia Urban Towns, a community of 43, three-story townhouses on the former Bell commercial building site.


11. 233-261 Coldwater Road:

An 8-story apartment building with 225 residential units is planned for this 3.8-acre lot, located near Cornerstone Baptist Church and Zehrs Plaza.


12. 50 Westmount Drive North:

M5V Developments will transform this 2.7-acre lot into three boutique, 3-story buildings featuring 108 residential units ranging from 1 to 3 bedrooms.
